Terms & Conditions
1. Purpose
These Terms and Conditions govern access to and use of the website, as well as the booking and provision of local accommodation services offered by Grupo Morgado, operated by G&M CAPITAL – INVESTIMENTOS IMOBILIÁRIOS E TURÍSTICOS, LDA, legal entity no. 519397754, with registered office at Urbanização Quinta do Morgado, 8800-209 Tavira, Portugal.
The processing of personal data associated with the use of the website, the making of reservations, and the provision of services is governed by the respective Privacy Policy.
By accessing the website, making a reservation, or using any of the services provided, the customer declares that they have read, understood, and fully accepted these Terms and Conditions without reservation.
2. Reservations
All reservations are subject to confirmation.
Grupo Morgado reserves the right to refuse, cancel, or modify reservations, in whole or in part, at any time, including during the stay, for:
- internal decision
- operational reasons
- overbooking situations
- suspicion of fraud or incorrect data
With no obligation to:
- refund
- compensation
- indemnity
- relocation
The customer or any intermediary may not oppose such decision.
3. Payments
A reservation is only considered valid after payment confirmation.
4. Cancellations and No-Show
Cancellations may incur penalties of up to 100% of the reservation amount.
No-show results in full charge.
No refunds will be granted for early departure.
5. Security Deposit
A security deposit may be required to cover:
- damages
- breaches
- additional costs
6. Check-in / Check-out
Failure to comply with schedules or procedures may result in:
- additional costs
- refusal of entry or stay
Identification details must be provided prior to check-in.
7. Occupancy
The maximum occupancy defined for each unit is mandatory and may not be exceeded.
8. Use of the Property
It is strictly prohibited to:
- use the property for illegal purposes
- hold parties or events
- disturb the peace
9. Conduct
Inappropriate behavior may result in immediate eviction without any refund.
10. Damages
The guest is fully responsible for:
- damages caused
- repair costs
- loss of income
11. Cleaning and Linen
No cleaning service is provided during the stay unless requested at an additional cost.
Included changes:
- towels after 5 nights
- bed linen after 7 nights
Additional charges may apply for excessive dirt.
12. Equipment
All equipment is used at the guest’s own risk.
The accommodation is not responsible for:
- failures
- breakdowns
- improper functioning resulting from prior use
13. Personal Belongings
The accommodation is not responsible for loss, theft, or damage to personal belongings.
14. Service Interruptions
The accommodation is not responsible for failures of external services, including:
- water
- electricity
- internet
- television
15. Access to the Property
Grupo Morgado staff may access the property for:
- maintenance
- inspection
- emergency situations
16. Staff Protection
It is forbidden to collect, disclose, or use data, images, or videos of staff members.
Failure to comply may result in eviction without refund and possible legal liability.
17. Complaints
Complaints submitted after departure, on the day before, or on the day of check-out may not be considered.
18. Personal Data
Data is processed in accordance with the Privacy Policy.
19. Marketing
Data may be used for commercial communications, in accordance with applicable law.
20. Facilities and Services
The accommodation offers:
- outdoor swimming pools (adults and children)
- free parking
- snack bar
- restaurant
- tennis court (€5/hour, subject to availability)
Nearby:
- supermarket less than 100 m away
- shopping center less than 1 km away
On Fridays and Saturdays, live music may occur until 02:00.
There are cats in the resort.
21. Pool Rules
The rules displayed on-site are mandatory.
Main rules:
- shower required before entering
- children must always be accompanied
- access only via stairs
- no animals allowed
- no outside food
- no dangerous objects
- no diving
- no smoking in the pool
- no use of sound devices
- no image or video recording
Entry is prohibited to persons:
- under the influence of alcohol or drugs
- with contagious diseases or visible wounds
Failure to comply may result in:
- denied access
- eviction
22. Access Cards
Pool access cards are the property of Grupo Morgado.
Misuse may result in:
- penalty up to €100
- suspension of access
23. Technical and Operational Conditions
Important notes:
- hot water may take up to 1 minute
- equipment may reflect prior use
24. Third-Party Liability
The accommodation is not responsible for services provided by third parties.
25. Amendments
These Terms may be changed at any time without prior notice.
26. Lei Aplicável
Portuguese law shall apply.
